Many questions have arisen recently regarding Energy Code compliance for townhomes. Historically, the Energy Code (Title 24, Part 6) has treated townhomes as single family low-rise residential buildings regardless of the number of stories. However, how the occupancy of a townhome is classified per the Residential Building Code (Title 24, Part 2.5) can change how they are defined in the Energy Code and the requirements that they must meet. The applicable requirements will vary depending on whether the townhome is a low-rise residential or a high-rise residential building. In this presentation, we will clarify the Energy Code requirements for townhomes and discuss:
- The definition of low-rise residential vs. high-rise residential buildings
- The definition of habitable stories and habitable spaces
- Examples of various townhome construction types and how the Energy Code defines them
- The key differences of the applicable requirements for residential buildings vs. nonresidential buildings
